The field is the small half of the work
Sixty by forty is 2,400 square feet, 24 roofing squares, and a 10 ft roll lapped 3 in covers 9.75 ft per strip. Forty divided by 9.75 rounds up to 5 strips of 60 ft, which is 300 linear feet of roll — 3,000 square feet of material over 2,400 square feet of roof before flashing or waste. That part is arithmetic and it is quick.
Then the perimeter. Two hundred feet round, turned up a foot, is 200 square feet of membrane and 200 feet of seam. Two curbs at 12 ft round and 18 in high add 36 square feet and 24 feet of seam. Four pipes at 20 in girth add another 6.7 square feet and 6.7 feet. Add the four side laps at 60 ft each and the roof has 470.7 feet of seam on it, which is 19.6 feet of seam for every roofing square.

Note what happened to the roll count. Adding the flashing pushed 324.3 linear feet to 356.7 with waste, which still fits in four 100 ft rolls — but only just, and a fifth curb or a taller parapet tips it into a fifth roll. This is the calculation to run before the order goes in rather than after, because a part roll of membrane delivered on its own three days later costs more than the roll.
Seam length is the number to plan the week around
Field seam is the fast kind: long, straight, running on a flat deck. Perimeter and detail seam is the slow kind, made kneeling in a corner against a parapet with a hand tool. The default roof has 240 feet of the fast sort and 230.7 feet of the slow sort, near enough half and half by length and nothing like half by time.
The fastener line is deliberately partial. It counts the row that sits in each side lap at the spacing you gave and nothing else, because the extra rows at the perimeter and in the corners are set by a wind uplift design for your building, its height, its exposure and its deck — not by a spacing typed into a form. Treat the lap row as a starting figure for the field only, and get the rest from the design.
Where this page stops
It counts membrane. It has nothing to say about insulation thickness, cover boards, vapour retarders, tapered layouts, drain sizing or attachment design, and it deliberately expresses no view on whether a given method suits your roof. If the roof is sloped and shingled rather than low-slope, the roofing squares and underlayment pages are the right ones, metal panel handles ribbed panels, and step and headwall flashing is counted by shingle course rather than by the foot.

How many rolls of membrane does a flat roof take?
Work it across the width, not by area. On the defaults — a 60 by 40 roof with a 10 ft roll lapped 3 in — coverage is 9.75 ft per strip, so 5 strips of 60 ft is 300 linear feet for the field. Adding perimeter and curb flashing brings it to 324.3, and with 10 percent waste it is 356.7 linear feet, which is 4 rolls of 100 ft. The area method would have said 24 squares and missed both the lap and the flashing.
How much seam is there on a low-slope roof?
On the default 60 by 40 roof, 470.7 feet — 240 feet of side lap in the field, 200 feet round the perimeter where the base flashing meets the field, 24 feet around two curbs and 6.7 feet at four pipes. That is 19.6 feet of seam for every roofing square. The ratio rises fast on a small or a cut-up roof, which is why a 1,000 square foot roof with four penetrations is not a quarter of the work of a 4,000 square foot one.
How many fasteners does a mechanically attached roof need?
The number this page gives is the side lap row only, at the spacing you entered, which on the default roof is 240 fasteners across 240 feet of lap. It is not the whole answer and it is not meant to be. The perimeter rows, the corner rows and the field spacing itself come from a wind uplift design specific to your building height, exposure, deck and system, and that design also decides whether the spacing you typed in is the right one to start from.
Should I count the flashing off the same roll as the field?
It depends on the system, and this page assumes you can, so check before ordering. Some assemblies flash with the same sheet, some use a separate reinforced or unsupported flashing material, and some use preformed corners and boots that change the count entirely. If yours uses separate material, take the flashing square footage from the page and order it separately, and drop it out of the roll count by setting the flashing heights to zero.
Does ponding water matter if the membrane is watertight?
It is weight, and this page will not tell you whether your roof can carry it. An inch of water over a square foot is a bit over five pounds, so an inch across a 2,400 square foot roof is more than twelve thousand pounds, and it collects preferentially where the structure has already deflected. Whether a given deflection and a given load are acceptable is a structural engineering question. Separately, standing water does affect some membranes and some warranties, and that is a manufacturer question.
