What this page is and is not
It is a sorting device. You answer a handful of questions about when the water appears, where it appears and what it looks like, and the six usual causes get arranged by how well each one fits that description. That ordering is genuinely useful, because the causes differ in cost by two orders of magnitude and there is a sensible sequence to check them in. It is not a diagnosis, and nothing here should be read as one. A weighting of six dropdown answers cannot see your soil, your gutters, your water table or the trench that was dug beside your wall in 1978.
The reason to be explicit about that is commercial as much as technical. Basement waterproofing is sold on symptom descriptions, and the symptom descriptions that lead to the most expensive interventions — interior drainage systems, exterior excavation, sump installations — overlap heavily with the symptom descriptions produced by a downspout discharging four feet from the wall. Ruling out the cheap causes first is not caution, it is the only way to know whether the expensive one is real.
The six, and what separates them

Timing is the strongest single discriminator on that table and it costs nothing to observe. Water that appears while it is raining and stops when it stops is behaving like surface water. Water that arrives eight hours later and lingers for days is behaving like groundwater. Water that has no relationship to weather at all is behaving like a leak. Keeping a note over three or four wet events is worth more than any single inspection.
Condensation and seepage get confused constantly
They produce the same complaint — a wet wall, a musty smell, efflorescence, damp boxes — and the remedies have nothing in common. Condensation is solved by reducing humidity, moving air, and insulating cold surfaces. Seepage is solved by keeping water away from the outside of the wall. Spend money on the wrong one and you get no result at all.
The test that separates them is old, free and definitive enough for practical purposes. Tape a piece of clear plastic sheet or aluminium foil, a foot or so square, tightly to the wall or slab with all four edges sealed. Leave it a day or two through the conditions when the problem shows. Moisture on the room-facing side means the air is condensing on a cold surface; moisture on the masonry side means water is arriving from outside. Getting both means both are happening, which is common, because a basement with seepage is a humid basement and a humid basement condenses.
One thing that makes the confusion worse: finishing a basement changes the balance. Insulation and a vapour-impermeable finish put a cold surface behind a warm one and can start condensation in a space that never had it, which is why the recently-finished answer weighs toward condensation on this page.
Sewage backup is a different category entirely
If the water smells of sewage, is discoloured, or contains solids, stop treating it as a drainage problem. It is a health matter. Contaminated water requires containment and disposal practices that are not part of a homeowner cleanup, porous materials it has touched generally do not get saved, and the exposure risk is real for whoever is in the room. Keep people and pets out, stop discharging water into the drains until the cause is located, and get a licensed plumber and a professional restoration contractor involved.
Notify your insurer at the same time. Sewage backup is treated differently from other water damage under most policies, sometimes as a separate endorsement, and the timing and documentation of the claim can matter to the outcome. This is one of the few situations where making a phone call before starting work is straightforwardly in your interest.
Working the list rather than guessing at it
Each of the cheap checks has a page that puts numbers on it once you have decided to act. Before digging anywhere on the property, have the underground utilities located. In much of North America that is a free call-before-you-dig service and using it is a legal requirement, not a courtesy. Separately: excavating alongside a foundation can undermine it. Soil next to a footing is carrying load, a trench cut beside or below the footing can let that soil move, and the failure does not always show up on the day. This page gives no excavation procedure and none should be inferred from it. Work close to a foundation, below the footing line, or in soil that will not hold a face belongs with a contractor or an engineer who is standing on the site.
Where roof water and site water are allowed to go is set locally and it varies enormously. Discharging onto a neighbouring property, into a street gutter, into a storm sewer, into a sanitary sewer, or into a watercourse may be required, permitted, permitted only with approval, or prohibited outright depending on where you are, and some jurisdictions also set minimum setbacks and grading requirements at the building. None of that is stated on this page as fact, because none of it can be. Your local building department or stormwater authority is the source, and it is worth a phone call before anything is dug, because water arriving on someone else's land is one of the more common ways a drainage project turns into a dispute.
Questions people ask
Why does water come in where the floor meets the wall?
That joint, sometimes called the cove joint, is where a poured floor slab meets the footing and wall, and it is not a monolithic connection. It is the lowest gap in the assembly and it is where water under the slab or against the base of the wall finds its way through, so it is a common entry point for several different causes rather than a signature of any one of them. Water at the cove can come from a saturated backfill zone filled by roof discharge, from a genuinely high water table, or from a footing drain that stopped working, and the joint itself does not tell you which.
How do I tell condensation from a leak?
Tape a square of plastic sheet or foil tightly to the damp surface with all four edges sealed and leave it a day or two under the conditions when the problem appears. Moisture on the side facing the room means humid air is condensing on a cold surface. Moisture on the side against the masonry means water is coming through from outside. The basement floods only in the biggest storms. Is that a problem?
It is information rather than a verdict. Something that happens only in an exceptional storm may reflect a system that is adequate for ordinary conditions and gets overwhelmed at the extreme, or it may reflect a defect that only reveals itself under load. What matters is whether it is getting more frequent, whether anything changed outside before it started, and what the water is reaching. An intermittent event in an unfinished basement with a floor drain is a different proposition from the same event in a finished room, and the finished room justifies getting someone to look.
Should I install an interior drainage system and a sump?
That is not a decision this page can contribute to, and it is worth being suspicious of anything that says otherwise from a symptom description. Interior systems address water that has already reached the inside of the foundation, which is the right answer for some situations and an expensive way to manage a downspout in others. Before committing, establish that the cheap external causes have actually been ruled out, get more than one assessment from people who have been on site, and ask each of them what they think is happening rather than what they propose to install.
Is a musty smell with no visible water still a problem?
It is worth investigating. Musty smell indicates microbial growth, which needs sustained moisture, and the moisture can be entirely in materials rather than pooled anywhere visible — the back of insulation, the underside of stored cardboard, the gap behind a finished wall. It might be condensation, which is a humidity and ventilation problem, or it might be slow seepage keeping something permanently damp.
