Rim Joist and Basement Insulation Calculator

The rim joist is a band of framing sitting between a heated basement and the outdoors with nothing but the sheathing and the siding in front of it. It is the least insulated part of most houses and one of the smallest areas, which is why it keeps appearing near the top of everyone's list of worthwhile jobs. It is also the place where getting it wrong puts water into structural wood.

Why such a small area gets so much attention

Add up the rim joist of an ordinary house and it is around a hundred square feet. That is nothing against fifteen hundred square feet of ceiling. What makes it worth doing is that in most houses it is at or near zero R-value, it sits directly between conditioned space and outdoors, and it is riddled with the joints that air leaks through: the seam where the sill plate meets the foundation, the seam where the rim board meets the sill, and the seam where the subfloor meets the rim.

It is also at the bottom of the stack. Warm air rising out of the top of a house has to be replaced, and it is replaced by cold air drawn in low down. The rim joist and the sill are where a large share of that intake happens, which is why sealing there is often felt upstairs as much as it is felt in the basement.

The perimeter is not all the same. Two sides of the house have joist ends landing in bays and a rim board across them. The other two have a joist running parallel to the wall, and that face is a continuous band with no bays at all. The methods, and why one of them is contentious

The third row is where practitioners disagree, and the disagreement is worth understanding rather than resolving with a rule. Fibrous insulation lets humid interior air reach the back of the rim board, which is now colder than it was because there is insulation in front of it. In a cold climate that is a condensation mechanism on structural wood that nobody can see. A stuffed fibreglass batt in a rim bay, with no air sealing at all, is one of the most reliably bad details in residential construction. Whether a properly air-sealed rim with mineral wool over it is acceptable depends on the climate, the sealing quality and who you ask.

What everybody agrees on is that the air sealing is the load-bearing part of the detail. A perfectly cut foam block with an unsealed quarter inch gap at one edge is not most of a good detail. It is a cold surface with a direct air path to it.

Cutting and fitting, practically

Measure every bay. They will not be consistent, because joist spacing drifts, because there is blocking and bridging in the way, and because pipes, wires and ducts run through the rim area in most basements. Cut each block a little undersize rather than forcing it, since a block driven in tight bows and leaves gaps at the edges you cannot then reach with sealant.

Two thinner layers with staggered joints fit better than one thick one and give fewer straight-through paths, at the cost of doubling the sealing work. Seal the perimeter of each block with gun-grade foam or an appropriate sealant, and seal the sill seam separately along the whole run, because that seam is often the single leakiest line in the building.

Anything that penetrates the rim — a dryer vent, a hose bib, a condensate line, an old gas line that no longer goes anywhere — has to be dealt with individually and sealed around, not foamed over blindly. And nothing goes over a combustion appliance vent, a flue or anything else that gets hot.

Where this stops and something else begins

Insulating the rim is a contained job with a clear boundary. Insulating a basement wall is not, and the two get run together because they are adjacent. A foundation wall is in contact with wet ground, concrete and block move water by capillary action, and the assembly you build against it decides whether that water can leave. What is acceptable there varies with climate, with whether the wall is above or below grade, with whether there is exterior damp-proofing, and with what the local code requires. It is genuinely a design question and it belongs with someone who does it locally.

Questions people ask

What R-value should rim joist insulation be?

The requirement comes from your climate zone and the energy code your jurisdiction has adopted, and the building official is the one who decides what applies to your job, so look it up for your address rather than taking a figure from a calculator. What this page gives you is what a stated thickness of a stated material actually reaches, so you can work backward from whatever target applies. In practice the depth available is often the binding constraint anyway, since the rim bay is only as deep as the joists and you may want to keep some of that depth clear of pipes and wires.

Can I just stuff fibreglass batts into the rim joist bays?

It is the most common thing people do and it is widely regarded as a poor detail. Fibreglass is vapour open and does nothing to stop air, so humid basement air passes straight through it and reaches the back of the rim board, which is now colder than it was because there is insulation in front of it. Water condenses on structural wood that is hidden from view and stays there. If you want to use a fibrous material, the rim has to be genuinely air sealed first and stay sealed, and even then practitioners disagree about whether it is a good idea in a cold climate. Rigid board with every edge sealed, or closed-cell spray foam, are the details that do not depend on winning that argument.

How many sheets of rigid foam do I need for a rim joist?

Work it from the cut layout rather than from the area, because the area figure flatters you. A 4 by 8 sheet is 32 square feet, but you are cutting blocks roughly 14.5 inches wide by the joist depth, and how many of those come out of a sheet depends on how the grid falls. With 2x10 joists at 16 inch centres you get around thirty blocks per sheet, so a 140 foot perimeter with about 105 bays takes four sheets by cut layout. The bare area of that rim is 107.9 square feet, which reads as three and a half sheets and is how people end up short. Should I insulate the basement walls at the same time?

Only if you have worked out the water first. A rim joist is framing exposed to air on both sides and the detail is contained. A foundation wall is masonry in contact with wet soil, and the assembly you put against it determines whether moisture arriving through the wall can dry or whether it is trapped behind insulation and framing. That question depends on the climate, on whether the wall is above or below grade, on whether there is exterior damp-proofing or drainage, and on what the code in force requires. Finished basements built without answering it are a well-known source of mould problems. Get the assembly reviewed by someone who builds them locally before you cover anything.

Is spray foam or rigid board better at a rim joist?

Both work when they are done properly and both fail the same way when they are not, which is by leaving an air path to cold wood. Closed-cell foam has the advantage that it conforms to irregular framing and seals in the same operation, which matters in an old basement where nothing is square. It has the disadvantage that the yield is temperature sensitive, the ventilation and respiratory requirements are real, and there is no correcting a bad application. Rigid board is slower and entirely dependent on your patience with the sealing, but it is forgiving of mistakes and you can inspect what you have done.
