Everyone quotes gutter cleaning per linear foot, and the number of linear feet is easy: it is the length of roof edge carrying gutter, which for a simple rectangular house is close to the perimeter minus the gable ends. What the per-foot price hides is that the work rate is not a property of the gutter, it is a property of the access. At ground level with a stable ladder you clear a long run with few resets. On a two storey house every reset is a heavier ladder, a longer climb, a more careful footing check, and less reach at the top, so the rate drops by roughly a third even though the gutter is identical.
The factors used here are 1.0 for single storey, 0.65 for two, and 0.45 for three or genuinely awkward access. Awkward covers what the storey count does not: a deck or a conservatory under the run, a steep bank where the ladder cannot be footed, landscaping you cannot stand in, a run over a driveway with a car that never moves.

Downspouts are separate work and separate risk to the estimate. An open one is a few minutes to check and flush. A blocked one can be twenty minutes with a hose and a snake, or it can be an hour if the blockage is at an elbow underground, and that is the item most likely to blow up a fixed quote. Falls are the thing
Falls from height are among the leading causes of death in home maintenance and gutter cleaning is one of the most common activities behind them. This is not a caution about being careful; it is the defining fact of the job. A ladder on soft ground, on a slope, on a step, at the wrong angle, or leaned against a gutter that gives way, puts a person on the ground from twenty feet. That is a life-changing injury at best.
Nothing on this page tells you how to work at height, and that is deliberate. The judgement about whether a given house can be worked safely depends on the ground, the equipment, the weather and the person, and it is not a decision a web page can help with. Anything above single storey, anything on uneven or soft ground, and anything you feel uncertain about is work to hire out. Roof debris and what the gutters are telling you
Needles and organic litter in valleys and behind chimneys is what refills the gutters six weeks after you cleared them, so clearing the roof is often the difference between an annual visit and a quarterly one. It is slower per square foot than gutter work and it carries all the same height risk plus the roof surface itself. Moss is a separate problem again — it holds water against the roofing and is not removed by force without damaging what it is growing on.
The condition of the gutters is also a survey finding. Heavy compacted debris means water has been overflowing, and overflow runs down the fascia, behind the boards and into the wall, so look at the fascia, the soffit and the wall below the worst sections while you are up there. How much should gutter cleaning cost?
This calculator deliberately builds it from hours and your own rate rather than quoting a market price, because the range is enormous and driven almost entirely by height and access. What the arithmetic shows is the shape: 150 linear feet of moderately fouled gutter on a two storey house works out around three and a half hours of clearing plus downspouts, setup and travel, which at any rate you care to name is a half day. A single storey house with the same footage is closer to two hours. Price the difference, do not average it.
How often should gutters be cleaned?
It depends far more on what is above the roof than on the roof itself. A house with no overhanging trees can go a year or more. A house under mature deciduous trees needs it at least twice, in late autumn after the leaves drop and again in spring after the seeds and blossom. Pines are the worst case because needles fall year round and pack tightly. The honest test is to look during heavy rain: water coming over the front edge of the gutter instead of out of the downspout means it needs doing now.
Is it safe to clean my own gutters?
On a single storey house, on firm level ground, with a suitable ladder and someone else at home, many people do it. Above that, the risk profile changes sharply and falls from height are a leading cause of serious injury and death in home maintenance. What do I do about a blocked downspout?
Diagnostically, run a hose into the top and watch where it stops. Water backing up at the top means the blockage is high and reachable; water disappearing but not emerging at the bottom means it is at an elbow or underground, which is a different and much longer job. Should I install gutter guards instead?
They change the maintenance rather than removing it. Guards keep leaves out and let fine material through, so the gutter fills more slowly with grit and shingle granules instead of quickly with leaves, and the debris that does get in is harder to reach because the guard has to come off first. They also vary hugely in how they behave in heavy rain, with some shedding water over the front edge instead of into the gutter. They are worth considering under pine, less so under maples, and never as a reason to stop looking.
