The area is bigger than the deck
A 400 square foot deck is 400 square feet of floor and considerably more surface. Forty linear feet of square-spindle railing has faces on the posts, both sides of the top and bottom rails, and four faces on every spindle, and it works out to roughly six square feet of coatable surface per linear foot of railing. Ornate turned spindles run half again as much because of the profile. Stairs are about four square feet per tread once the riser and the exposed edges are counted.
Add those in and the 400 square foot deck with 40 feet of spindle railing and four stairs is 656 square feet to coat — well over half as much again on top of the floor area. This is the single most common reason people run out of product halfway through, and it is why the railing is broken out as its own input here rather than folded into a fudge factor.
Coverage is a property of the wood, not the can
The number on the container is measured on smooth, sound, prepared wood. Real decks are not that. Wood that has weathered has lost the surface layer of lignin, the grain has opened, and the boards behave like a sponge: the first coat goes into the wood rather than onto it. A grey four-year-old deck routinely takes half again what the label promises, and a furry splintering one can take double. That is why condition is an input that divides your label coverage rather than a hidden constant.

The second coat is different again. Once the first coat has filled the open grain, the wood is no longer thirsty and a second coat goes considerably further — this calculator uses 1.25 times the label figure for coats after the first. Cleaner, brightener, and why they are two products
A deck cleaner is typically alkaline and its job is to lift dirt, mildew and the degraded grey surface fibres. That process leaves the wood chemically darkened and dull. A brightener is typically acidic — oxalic acid is the common one — and it neutralises the cleaner while restoring the lighter colour and, importantly, returning the surface pH to something a sealer will bond with. Skipping the brightener is why some decks look muddy after cleaning and why some sealers do not take evenly.
They are sequential steps with a thorough rinse in between, never a mixture. Never combine cleaning chemicals of any kind: bleach with an ammonia-containing cleaner produces a toxic gas, and bleach with an acid releases chlorine — and given that most brighteners are acidic and many cleaners are bleach-based, this is the exact pair sitting on the deck next to each other. One product, its own label dilution, rinse, then the next.
Drying, timing and what ruins the job
Wood has to be dry before sealer goes on, and dry means dry through, not dry on top. A deck washed on Saturday morning is not ready Saturday afternoon regardless of how it feels, and sealer applied over trapped moisture will not penetrate and will lift later. Two dry days between washing and sealing is a common working figure, longer in cool or humid weather or on dense wood.
The other two failure modes are worth naming. Applying in direct sun on a hot deck flashes the carrier off before the sealer penetrates, leaving product sitting on the surface. And more coats is not better with a penetrating product: two is normally the ceiling, because the excess forms a film on a horizontal surface that traffic and water then peel off in sheets the next year. How much stain do I need for a 400 square foot deck?
It depends on the railing and the condition far more than on the 400. With 40 feet of spindle railing and four stairs the real area is 656 square feet. On weathered wood at a 250 square foot per gallon label figure, the first coat effectively covers 167 and needs about 3.9 gallons; a second coat goes further at about 313 square feet per gallon and needs about 2.1 more. That is around 6.0 gallons, so seven one-gallon containers. The same deck if it were new and smooth would need about 4.7.
Do I really need a brightener as well as a cleaner?
If you used an alkaline or bleach-based cleaner, yes, in practice. The cleaner leaves the wood darkened and at a pH that many sealers do not bond to well, and the brightener neutralises it and restores the colour. They are separate steps with a rinse between, never mixed. If you cleaned with something mild and the wood looks right afterwards, you can skip it, but on a deck that was grey and has just been stripped back the difference in the finished look is obvious.
How long after washing can I seal a deck?
Two dry days is the usual working figure and longer in cool or humid weather. The trap is that the surface dries in hours and feels ready while the boards are still wet inside, and sealer over trapped moisture cannot penetrate and lifts later. Denser woods and thicker boards take longer. If you have a moisture meter, use it. If not, the pessimistic answer is the right one, because redoing a deck that failed costs the whole job again.
Why did my deck sealer peel?
Almost always because it sat on the surface instead of soaking into the wood. Three routes get you there: applying it to wood that was still damp inside, applying it in hot sun so the carrier flashed off before it penetrated, and applying too many coats so the excess formed a film. Horizontal surfaces are unforgiving about all three because water sits on them and foot traffic works at any film. Penetrating products are meant to go into the wood, and two coats is normally the ceiling.
How do I measure a fence for sealing?
Length times height gives one face. If you are coating both sides, double it, and if the fence is board-on-board or shadowbox the actual surface is more than twice the face area because of the overlaps and the edges — add roughly a quarter. Posts and rails on an open fence are counted separately much like a railing. Enter the total as the face area in this form and leave the railing fields at zero.
